Investing in the USA

I am getting a ton of questions from folks about investing in positive cashflow U.S. Property, so I've made a quick video with my uncensored views on it.

I will probably get some 'flak' for this from the property spruikers, but your financial welfare is all that's important to me.

    If direct investment/ exposure to US property market is not advisable are there any property trusts that can achieve the same outcome but with greater liquidity and lesser risk (with somewhat lower reward as well).

    thankyou Helen for your wise words and advice – I think you are definitely right on here – not a good move to invest where you don’t know the market or the ropes through and through -even in your own country let alone in the US which is such a different ball-game from here. Look at the trouble they have gotten into and you know our economy here in Aust is still strong and going well. Overseas investors are looking towards us why would we be thinking the grass is greener anywhere else?? please keep the good advice coming!

      Interesting situation… Examples given by one of the USA companies based – …. it seems in Australia & Orlando, has great numbers to work with as +ve cash flow – even when you take into account the ‘buyers fees’, & higher costs of property management. One such calculation I made for a $55,900 property in Florida still produced a return of 8.7% even when 30% tax was deducted & $6,500 was added to find the property…. PLUS its paying itself off on a P&I loan! Are the risks as a landlord that much higher in the USA than here? If this was set up properly it could be an answer to the 10 + 10 concept – especially if the US can lift itself out of the quagmire in 2 to 7 years???? for some capital growth too! Some of these places are costing LESS than a deposit & fees for a moderate $450K property here. Hmmmm… the risks of stepping out past the front door….???? A step into the abyss… with a bit more research & a specific example ??? I’m up for that! So stand by!!!! I”l know in 3 months after our most recent property Settles in early June.
